Sometimes structural timber posts can look fine from a distance or if given a quick glance when buying a property, but are they really okay? Often properties are given a makeover for sale which is a great idea, but new paintwork has the potential to hide areas of structural concern.
During pre-purchase building inspections, closer scrutiny from our inspectors can reveal hidden problems. Significant wood decay in structural members such as timber posts is easily covered with paint. Once identified by the inspector, these timbers can be repaired or replaced as part of a controlled maintenance program, however if this decay goes unnoticed for a period of time, structural failure could result.
As our picture shows, this quick paint job hides significant timber decay.
