SO, HOW DOES THE PROCESS WORK?
We engage a comprehensive selection process, in consultation with you, to select the most appropriate agent and marketing campaign for your property.

STEP 1 THE INITIAL MEETING:
The meeting with you; at this meeting we determine your needs and timelines, and all our conversations are kept confidential between us. The agents we invite in are told only as much about your circumstances as we decide they need to know. Our first meeting is essential help us assess a view of your needs and what you want, and how we can help you. We can do this at the office, at your home or over a coffee somewhere. It’s easy and informal and you won’t feel pressured. At this meeting, we’ll decide between us which agents we wish to bring into consideration to represent you in the sale. We will calmly and thoroughly explain the process to you step-by-step so that your decision is a fully informed one.

STEP 2 THE INSPECTIONS:
We contact agents in the area that we have agreed are those most appropriate to market the house. We are continually researching, driving around, liaising with selling agents and watching the market, so we know who the more active, professional agencies are. If there are others who you’d prefer to include, they’re also contacted and invited to appraise and submit their report as part of our deliberations. Not only will we make recommendations on pricing based on the agents’ reports, but we will be conducting our own research to correct any anomalies.

STEP 3 THE APPOINTMENT:
Once we’ve made the decision on who you are most comfortable having work on your property, we complete the agency agreement between ourselves, including the agency we’ve selected with you in it; all details relating to the owners’ names, companies involved, and marketing is included in this authority. Then the property will be marketed through the agency you’ve chosen. They will report to both of us weekly on buyer activity, and we will be available to you to explain the process and progress to date.

STEP 4 MARKETING YOUR HOME:
We’re there with you right through the sales campaign, from approving the advertising, coordinating any redecorating and styling of your house, right through the Open for Inspection process and receiving offers – and we’ll let you know whether the offers are worthwhile – to settlement and assisting you with the move, we are in your corner.

FEES:
An initial retainer is required prior to the process beginning; this covers our time in meeting, interviewing and selecting the agency is consultation with you. The only other fees payable are the normal agency commission on sale, and any marketing costs agreed to with the agency appointed to represent your property.
