With our Leasing & Management Services, you can be confident that we will proactively market your rental property and work to find you a quality tenant.

Our ongoing Management services are comprehensive and we are fully versed in current legislation.

-Inspect property and provide a current rental opinion
-Recommend any improvements to the property in order to attract a quality tenant
-Advertise property
-Contacting our database of prospective tenants
-Conducting inspections by private appointment or open for inspections

-Receive completed tenancy application forms and reference check
-Discuss selection of appropriate tenant with the owner
-Approve selected tenants
-Preparation of lease, including any special conditions (as required)
-Inform new tenant of obligations under the tenancy agreement
-Preparation of Condition Report along with digital photography
-Accounting of first month’s rent and bond
-Completion of Lodgement Form and lodging of Bond with the Residential Tenancies Bond Authority (RTBA)

-Collect monthly rental and provide monthly statement/ tax invoice
-Electronically deposit funds into nominated bank account
-Pay regular outgoings as advised by owner (Note: this must not exceed monthly rental)
-Organise maintenance and quotes using trusted, qualified tradespeople, and pay accounts (Note: this also must not exceed monthly rental unless by arrangement with the tradesperson)
-Conduct regular routine inspections of the property
-Negotiate lease renewals and rent increases with existing tenants
-Monitor rental arrears
-At the conclusion of a tenancy organise and conduct the final inspection
-Completion of Bond Claim form and disbursing of bond monies
-Provide an end of financial year statement
