A purchase includes advising on the
Contract of Sale, Section 32 Statement, searches
including full title search, full set of rate, planning and zoning
certificates, final search on day of settlement, and dealing with all parties
involved on your behalf including other parties Solicitors/Conveyancer, and
your Lender from beginning to end and attending settlement on your behalf.
If the purchase price of the
property you are purchasing is between $130,000 - $550,000 and will be your
principal place of residence (meaning you are going to live in the property
within 12 months of settlement) you are entitled to a deduction of stamp duty of
up to $3,100.00. Our costs include any
additional documents which we may be required to be prepared by our office on
your behalf including the Principal Place of Residence Statutory Declaration, Nomination Documents and First Home Owner Grants. Other
Conveyancers charge extra for additional documents which they say are not
standard….. we do not.
A sale includes preparation of a
Section 32 Vendor’s Statement (4 copies will be provided) which includes a full title search, Planning
Certificate and Water Information Statement, preparation of all documents
required for the sale and dealing with all parties involved on your behalf
including the Purchaser’s representative and your Lender from beginning to end
and attending settlement on your behalf.
