Audit inspections, reviews and reports: Commercial Buildings Jeffrey Ashby of National Building Certifiers undertakes Technical Audits of existing commercial buildings and provides written reports to verify the level of compliance against current Legislation, relevant Australian Standards and building codes. Technical Audit Reports includes an assessment of the existing building against current building codes with annexes for photographs, available documentation and sketches to assist the Design Team and Property Owner. As the Building Surveyor completing the Technical Audit Reports, Jeffrey Ashby has been required to interpolate complex conflicts between Deemed-to-Satisfy provisions within building codes and Australian Standards. Where these complex challenges cannot be achieved through reconstruction to meet Deemed-to-Satisfy provisions, Fire Engineers have been engaged to develop Alternative Solution using the Performance Requirements within the Building Code of Australia. Significant non-compliance issues have been uncovered during completion of Technical Audit inspections that can affect the life safety of building occupants. Non-compliance have included:  Fire and smoke walls not constructed to Fire Test Reports, manufacturers recommendations or BCA requirements,  Un-protected service penetrations in elements requiring a Fire Resistance Level,  No fire separation to fire safety equipment required to operate in an emergency mode,  No protection to electrical switchboards / controls in egress paths,  Extended exit travel distances to required exits,  Fire Detection and Fire Suppression systems not installed to Australian Standard Codes,  Passive Fire Systems not installed in accordance with Fire Test Reports or Manufacturer’s recommendations, [fire and smoke dampers, service penetrations]  Non-complying balustrades,  Construction risers and goings that are not consistent throughout each stair flight, and  Contractors completing works to elements without the required Contractor’s Licence.
