The volume of house sales in 2012 YTD over 2011 has increased significantly in the Coolum area, by 19% in Coolum Beach and a staggering 53% in Mt. Coolum.
Accompanying this boost has been a dramatic shift in the price bands, with sales under $400k up to 36% of the total from 23% and the average price of these has fallen from $379k to $334k.
Sales in the $450-$500k band have dropped as a % of total sales by 41%
Sales over $600k have dropped as a % of total sales by 43%.
The obvious conclusion is that most properties have dropped down to a lower price band, and we have created a new one we haven`t seen for a very, very long time, ie, under $350k.
This is the foreseen effect of very aggressive price marketing and once again highlights the absolute need to use your local area expert to value and professionally market your property
