What questions should you ask any Real Estate Agent before allowing them to leasing your property? Do they have experience in managing properties? Request to see testimonials. Is the property manager contactable 24/7? What marketing techniques will be used to find the most suitable tenant? What processes are used to screen tenants? If something happens to the tenant, does the real estate agency carry adequate insurance to protect you, the landlord? Does the agency use qualified and licensed trades people? How do you ensure you have the right tenant? Here’s what happens at Stills Properties. When searching for new tenants, we endeavour to find responsible, reliable people with good references that we have personally checked. This reduces the chance of difficulties at a later stage (that is, if rental arrears or damage to property occur). Stills Properties use the National Tenancy Database ™ to check all tenancy applications. This helps us to distinguish between good tenants and problem tenants. At Stills Properties, all tenants must complete a detailed Application for Tenancy. This requires information on: Present address – including Landlord’s or Agent’s contact details Previous address – including Landlord’s or Agent’s contact details Present employment, including accountant’s details if self-employed 2 personal references Name and address of the nearest friend or relative Number and ages of any children The applicant’s financial position Number of occupants at the property plus details of any pets (if this is permitted) Drivers license, passport, motor vehicle details At least 100 points of identification are required All tenancy applicants are reference checked by us and each referee contacted to ensure their credibility. Next we contact our landlord to discuss our findings and select the best candidate. Once all of this has been completed, we finalise the formalities. Property Inspections – We conduct a 100 Points Property Check!!! Before a new tenant moves in, our Property Managers complete a detailed report advising of the condition of the property and any work required. This is given to the landlord, with photos if necessary. Each managed property is inspected every 4 months (more frequently if necessary). The first inspection takes place 6 weeks after the tenants moved in. At the end of each tenancy a final inspection is done which is closely checked against the Commencement Report to ensure no damage (beyond normal wear and tear) has been made by the tenants. We also ensure that no fixtures have been removed (e.g. light fittings). Repairs and Maintenance Often repairs are required at a property. Some landlords wish to use their own preferred trades people to carry out these repairs. If instructed, we can arrange for any repairs to be completed. We will also ensure they have been completed properly before any payment is made. Stills Properties have a trusted list of trades people.
