1. Initial briefing and strategy: At PrimePropertyBuyer we meet with you personally (or arrange a teleconference call for overseas buyers) to discuss your key requirements and expectations and to fully understand your needs and wants. Prior to this meeting we request that you send us your “Buyer's Brief” to give us a summary of your preferences. We can then suggest to you where to buy, what type of property to buy and provide due diligence on factors that affect prices in the local market. 2. Extensive research: Using your “Buyer's Brief” we undertake extensive research to match your purchasing criteria with properties for sale. We contact selling agents in the target area asking them to identify specific matching properties either on the open market, about to come on the market, or ‘silent’ listings. We also find private sales and listings using a wide variety of research methods. We deflect all the stress of dealing with real estate agents and cut through the sales speak to find properties that best suit your brief. 3. Shortlist presented: We narrow down this research to a shortlist of suitable properties that meet your requirements and email these to you for your initial comments. Your response will assist us to further define your needs so that in the process of searching you are only reviewing properties that most closely match your brief. For investors we can provide additional information on capital growth projections and background reports on why a specific area has potential for investment. 4. Physical Inspections: Once we have compiled a shortlist and obtained your feedback we can arrange a private inspection at a time that is convenient for you. If you are not able to physically inspect a shortlisted property we will do this on your behalf, saving you from rushing from one inspection to the next in your valuable free-time. 5. Appraisal & Negotiation: Once you are satisfied that a particular property fits your requirements we conduct detailed research about its market value using a combination of our market knowledge and extensive sales database and compile a ‘Market Appraisal Report’ tailored for you which details comparable properties, including recent comparable sales and comparable properties currently for sale on the market. This information is then used for you as the basis to make an informed decision on price; giving you a competitive edge over other buyers and ensuring you don’t pay over current market value. 6. Legal Review, Building & Pest Reports and Strata Reports: Once your offer has been accepted we strongly recommend you request a Building and Pest report (or a Strata Search Report in the case of a unit/apartment).
