We help people who can't get a bank loan to buy a home by providing them with vendor finance. Usually these are people who either simply can't save enough deposit, or have a black credit mark against them or even have no credit report because they've never borrowed money!
Our aim is to be a stepping stone for them to help them get into the housing market. When their problem is solved (ie their black credit mark removed or they've renovated the house to add equity as a deposit), we will help them to refinance to a normal bank loan.
So initially no banks are involved.
The main difference between us and our competition is that we send our homebuyers out to look for their own homes rather than try to sell them houses we've bought already! So they go house hunting and come back with a list of houses any of which they'd be happy to buy and we negotiate on them, buy the best house then and immediately onsell it to our buyers on vendor finance.So they get to choose the house they want to buy!
